    In 1976, Bruce and Jayne were married in Cambria, then in 1980 they had the opportunity to permanently call Cambria home and build a house on Lodge Hill.

    Bruce started his own design business, which has kept him busy and plugged into the community, from 1983-present. Over the first twenty years in the design industry Bruce was actively involved in designing, building, buying, and selling homes in Cambria and around San Luis Obispo County.

    Thirty-two years of living on the Central Coast, working with the planning and building departments around the county, coupled with over ten years as a licensed Realtor has served to hone Bruce’s skills with regard to the housing industry. Bruce is a rich resource for any questions you have related to real estate, what works, and where.

    Bruce and Jayne have had the privilege of raising three lovely daughters, who all attended Cambria schools. Bruce enjoyed coaching basketball and football throughout his daughters’ school years. When he is not out selling real estate Bruce will probably be found, with a board in tow, heading out to surf.

When my brother and I, as co-trustees of our family trust, made the decision to sell a rental town-home in San Simeon, we were referred to Bruce Koontz by a friend who owns a home in Cambria. Unbeknownst to us, Bruce had known our parents when they lived in Cambria about 20 years ago, and his daughter had taken music lessons from our mother. We took this was a good sign - it was clear that Bruce was a long term member of the community with roots in the area. Since neither my brother nor I lived in the area, we relied heavily on Bruce to represent us during the appraisal, home inspections, etc. which Bruce willingly accommodated. Bruce knew the market well enough to offer good advice about rejecting some low-ball offers which came in early, and we eventually connected with an offer right at the appraised value. A short escrow was requested, which meant we had to quickly give notice to our renter, who was quite settled after many years of residency. Bruce really outdid himself here, working hard to help the renter find a new home, and also providing a crew to help the move out complete in time for the final walk-through. On the day of the walk-through, there was still a large piece of old carpet in the garage that needed to be thrown out, but which was too large to fit in the association's dumpsters. Not a problem - a friend of Bruce's happened to be scoping a job at the complex that day. The carpet was cut up and hauled off with a smile and a handshake. Bruce's connection to the community and willingness to go the extra mile were evident throughout our relationship, and definitely made our lives easier.

Looking at houses and making the major financial decision to buy can be hugely stressful, so having a guide with real local knowledge and insight is tremendously reassuring. Bruce Koontz proved to be such a guide last summer when I suddenly decided to retire on the Central Coast. Bruce made my house-hunt an experience that I am happy to remember. Bruce brought authentic friendly enthusiasm to my search, showing me different neighborhoods, and the types of houses that could be bought in each neighborhood within my price range. He provided me with information on local issues too and when I started looking in Los Osos even went so far as to introduce me to someone who could provide me with detailed information on the sewer. He is relaxed and casual, always ready to check out a new place, and he positively exudes the good vibes that come from living in a place as perfect as the Central Coast. He also made me feel completely welcome in this part of the world, which he obviously loves, and has kept in touch, even after all our business transactions were complete. Never did I have the feeling that Bruce was just trying to sell me any house, and once he knew what I wanted, he prescreened properties for me so that I wouldn't have to make a long drive each time something new came on the market. But when possible properties were listed, he would take photos and send them to me fast. Bruce also provided negotiation advice based on his knowledge of the local market. I should mention how easily all the paperwork associated with house buying was managed, even though I was living in L.A., and Bruce and I were conversing mainly by e-mail. I love both my house and my neighborhood, and I know that my happiness here is largely based on Bruce's hard work and dedication to finding me the house that I really wanted. Bruce was tremendous to work with and I would recommend him to anyone who is looking to buy a house on the central coast. He is just one of those guys who won't be content until you have found what you are looking for.

Bruce ("BK" as we call him now) is truly the best! As we do not live in the area, we usually go up to Cambria on holidays and weekends. He is always there for us. Bruce is our lifeline to Cambria.
